We get called by sellers in the week after an inspection more than any other time. The same handful of items come up.

Missing GFCI protection

Kitchens, bathrooms, garages and exteriors. This is the single most common finding and among the cheapest to correct.

Double-tapped breakers and unpermitted work

Both suggest a previous job done without oversight, and both make a buyer’s agent nervous. Correcting and documenting them before listing removes the negotiating lever entirely.
